Study visit to Pune Lavasa | Theory Meets Practicality

RICS SBE Mumbai students undergoing MBA and BBA in Real Estate had an opportunity to visit Pune city’s mega projects like Magarpatta City, Lavasa, Hinjawadi IT Hub and also witnessed a live project Blue Ridge by Paranjape Builder. Objective of the visit was to gain knowledge about the procedures required for land acquisitions, clearance certificates and approvals for development cycles.

Magarpatta City

Spread over 430 acres, Magarpatta City is an award winning and internationally acclaimed model of integrated development and self-sustainability.

In this city, we were guided by an enthusiastic person Manik Sharma, Commercial Marketing Head who has been rendering his service to Magarpatta since the actual planning process i.e. Dec 1999.

A city within a city, Magarpatta City is home to a commercial zone, residential neighborhoods, two schools, a multispecialty hospital, a shopping mall, multiple restaurants, a gym and a large 25-acre park called Aditi Garden. All of these components has shaped this city into a vibrant atmosphere, complemented by a verdant environment and a pollution free ambience - a supreme setting for life and business.

According to its sustainable development model, 30% of the space in Magarpatta City has been dedicated to eco-friendly development and has green spaces. Comprehensive waste management and sustainable systems ensures further preservation of the environment.

It has won accolades at the Sydney World Congress of Metropolis, 2008, and the Maharashtra Economic Development Council lists Magarpatta City among the 'Top 10 success stories of the State'.

Today, the name Magarpatta City stands for quality in construction, innovation in design and impeccable planning. It is the only fully functional and privately managed township in the country and is regarded as a remarkable reality; a reality born through immaculate vision and brilliant execution.

It has not only taken land from the farmers but also have created 300+ entrepreneurs from these farmer families who will be directly or indirectly helping with the growth of the Magarpatta city.

Seasons Mall is one of the largest shopping, dining and entertainment destinations in Pune. It is a culmination of a few visionaries who took an ordinary idea of a shopping centre and turned it into a world-class destination. Built on a 12-acre plot, the mall is a located within Magarpatta City and represents a unique destination with stores, attractions and services that combine to form the most comprehensive and integrated retail, hospitality and entertainment complex. It is home to over 100 brands, a 25,000 sq. ft. food court, a 15-screen megaplex which is the largest in the country and a 90,000 sq. ft. hypermarket. Lavasa City

Here the students were guided by our Associate Dean & Director, School of Real Estate, Prof. Amol Shimpi, who has more than 10 yrs experience from HCC in forming the Lavasa city into a reality.

Lavasa is located near Pune in Mulshi Valley of the Western Ghats, the students learnt how to create value to the place which is very far from the normal living by creating all the infrastructure which is proved that will a destination place to everyone and this infrastructure would require huge capital where we end up spending expecting the things will fall in place.

HCC has thought the things ahead for 10 years and came up with this city plan.
The students had an opportunity to study how a project fails within no time. The students might have studied the success stories but visiting this project made them learn many more things. They went through the controversies on environmental damage, quarrying, land acquisition and dispute on usage of water resources which led to halt construction of the whole project.

Hinjawadi

Hinjawadi is a suburb located in Pune, Maharashtra, which was earlier known as Rajiv Gandhi Infotech Park. It is off the Katraj–Dehu Road Bypass on the western side of Pimpri-Chinchwad in Pune.

Hinjawadi was a completely rural locale until the construction of the Rajiv Gandhi Infotech Park. The park comprises of three phases with further phases planned. Hinjawadi Industries Association (HIA) was laid out to provide a joint forum to all stakeholders based out of Hinjawadi and nearby places.

Hinjawadi is a proposed hub for integrated townships in Pune. The new Special Township Policy Act of the Maharashtra government has laid down an integrated approach to development of townships to de-congest Pune Municipal Corporation areas and encourage new settlements in its periphery though higher FSI than what is normally allowed in the municipal limits.

The students were taken on a site visit, where they witnessed the IT buildings and the integrated developments such as Cognizant in phase I, Embassy Tech Zone (ETZ) in phase II, Infosys campus in phase II, IBM campus in phase II, phase-1, Fulcrum Worldwide in phase-III and Megapolis, a residential project.

Blue Ridge by Paranjape Schemes

The students were welcomed by Umesh Sawanth, Project Head, Blue Ridge to the dream house where lies a well-balanced lifestyle of a modern township Blue Ridge by the Paranjape Schemes Construction Limited in Hinjawadi. This includes Residential, Retail and Commercial developments which is home to many IT companies. Rajiv Gandhi Infotech Park has more than 20 IT companies at present.

Blue Ridge is spread widely in 138 acres of land with attractive landscape and concrete roads. This project offers 1, 2, 3, 4 and 5 BHK apartments with all the facilities one can dream for the way for the brighter lifestyle.

Learnings

The students gained knowledge on MiVAN construction techniques, the design briefs and well-maintained landscapes with podiums. They learnt treatment plants and recycling the treated sewage for irrigation/for landscaping.

The students observed the Golf course as a unique USP where it has added a value for the total residential project where all the buildings would be facing the golf course.

NAVYANGAN

Without visiting this project then the study tour would have not been fulfilled the need of the hour, affordable and budget housing.

This project combines the best of the new and the old to offer a vibrantly futuristic lifestyle. This green haven is well-connected to the commercial and residential hubs of Pune, with reputed educational institutes, IT parks and MIDC located right in its vicinity. The project offers a bouquet of lifestyle and utilities at a price that is not only economical, but without doubt, a viable investment decision.
