Amol Shimpi was heading the Residential Land Sales; the biggest revenue generating business vertical in Lavasa Corporation Limited, an HCC Group Company, as a special assignment within the group. He was responsible for achieving pre-set sales and collection. 

Prior to this assignment; he was leading the team handling Land Acquisition, Business Development, Marketing and Sales for HCC Real Estate (HREL). He has over 20 years of experience, the last 15 years of which have been spent in Real Estate Agency and Development Business in Research, Consultancy, Valuation, Land Acquisition, Business Development, Marketing and Sales and 5 years before that in academics as Full time faculty.

Before the lateral movement within HCC Group of companies, to Lavasa Corporation Ltd, Mr. Shimpi has prepared business plan for Phase-II of 247Park (1.8 million sq ft area) at Vikhroli, Mumbai and conducted the pre-launch, branding and marketing of the project to corporate clients. He has also been a part of the Investment Partners hunt for 247Park-II proposal for Joint Development/ Co-investment Model. He has comprehensively worked on the preparation of the business plan and marketing campaigns for the Urban Renewal (Slum Redevelopment) Projects spread over 30 acres of land undertaken by HREL in Powai and Vikhroli, the eastern suburbs of Mumbai. 

He has lead land acquisition teams, while handling projects for special townships in Thane, Pune and Nashik districts of Maharashtra. The team successfully identified and acquired 250 acres of agricultural land for setting up of state-of-the art winery near Nashik and procured various permissions and approvals for commissioning of the winery. The land acquisition assignment included acquisition and conveyance of tribal land in the winery’s name; undoubtedly the most challenging task in Indian scenario. The commissioning was followed by the preparation of Business Plan and Information Memorandum for Stake Sales of the Winery including conducting valuation for the project through independent valuers.

The Business Development team under his leadership evaluated select urban development and management opportunities such as Bhutan Education City (1000 acres) at Paro, Development of Integrated Townships at Bidadi near Bangalore, Karnataka (9500 acres) Dholera Special Investment Region near Ahmedabad (4000 acres) and PCPIR near Bharuch in Gujarat (500 acres) and prepared Concept Development Reports, Vision Statements and Preliminary Financial Analysis for Dholera Township. The team also explored possibility of joint development of these opportunities with other developers, financial institutions and played a key role in signing an MOU with a leading Korean Development and Infrastructure Company for joint developments. We also explored various joint development opportunities of real estate projects in Mumbai and Pune including redevelopment of old buildings with cooperative societies. 

Amol Shimpi represented HREL as a speaker/ panelist in various real estate development and management seminars and conferences and was responsible for preparing business papers and presentations on land Reforms, Land Acquisition and Titling for Chairman.

Achievements
For Colliers International (July 2007- January 2009) as National Director- Land Sales
  • Represented AAM India Gear and Axle Pvt. Ltd. in buying an Industrial land parcel of 29 Acres at Supa MIDC, Ahmednagar and procured the necessary approvals within stipulated time and budget

  • Advised K Raheja Corp in Joint Venture development of land for IT Park and Retail at Chennai with a local landlord

  • Provided Real Estate Advisory services to an Israel-based real estate developer for a 400 acre township at Mohali near Chandigarh in association with Deloitte Consulting India

  • Worked on land consolidation, purchase/ sales and private equity investment assignments and mandates with developers, corporate houses, leading logistics, warehousing and development companies in India

For HCC Real Estate (April 2006-June 2007) as Head- Business Development
  • Initiated acquisition of over 2000 acres of land including two Slum Rehabilitation Projects

  • Worked out and presented Corporate Strategy, Land Acquisition Strategy, Recruitment Strategy and Corporate Branding Strategy to top management

  • Prepared Business Plan for Corporate Office Park at Vikhroli, Mumbai and Urban Redevelopment Projects at two locations in Mumbai

  • Coordinated Techno-economic Feasibility Studies for townships and SEZ Projects under acquisition through empanelled Property Consultants

For ICICI Property Services (January 2004-March 2006) as National Head- Land Sales
  • Arranged purchase of 300,000 sq ft of retail space for Distribution Centre of Metro Cash-n-carry in Eastern Suburbs of Mumbai for their first ever store in a mall in India, initiating a shift in the global expansion strategy of the German retailing giant

  • Conducted Feasibility Study and marketing advisory services for a first ever Speciality Mall “Ishanya” in India catering to the needs of construction industry at Airport Road, Pune for M/s Deepak Fertilizers and Chemicals.

  • Provided Integrated Township Development consultancy for Raymonds in Thane (130 acres), Conceptualization and development consultancy for a golf-course centered development in Thane (110 acres) for another corporate house based out of New Delhi

  • Provided Feasibility and transaction advice for joint development of a 500 acre township at Hinjewadi, Pune for ICICI Venture Capital Company Ltd and a leading Pune developer

  • Conducted Sale of GKW land admeasuring 300,000 sq ft at Bhandup, Mumbai for ICICI Bank Ltd. Through tender management process as a part of NPA Reduction Exercise

  • Handled Exclusive Marketing assignment of land parcels for M/s Wallace Flour Mills and Rasoi Ltd. for Land parcels at Mumbai and Kolkata respectively

  • Provided mandated services to ICICI Bank, ICICI Prudential, ICICI Lombard and Max New York life for their land and real estate investments requirements

For Colliers International (July 2001- December 2003) as Senior Consultant- Consultancy, Valuation and Advisory Services
  • Assisted Tata Industries (TI) in successfully bidding for the disinvestment of Videsh Sanchar Nigam Limited (VSNL) for valuation of the real estate portfolio in bidding exercise

  • Participated in Feasibility Study for the development of an Exhibition and Convention Center at Bandra-Kurla Complex with a consortium of hospitality and financial services advisors for MMRDA at Mumbai

  • Conducted Strategic Location Assessment between Mumbai, Pune and NCR for BT Cellnet for setting up of a 1 million sq ft call center in India.

  • Handled Market Studies, Best Use and Asset Maximization exercises for government agencies, corporate houses and developers in various locations across India
