Akshaya Kumar FRICS Founder & CEO Park Lane Property Advisors delivered a thought-provoking and exciting talk on best practices in mortgage and brokerage, encouraging the students to not simply sit in office but venture and explore the market which will be a catalyst to their real estate career.

He is a qualified Chartered Accountant and a Fellow Member of the Royal Institute of Chartered Surveyers. In Citibank India he was the core member in setting up the mortgage business. Subsequently he was Chairman and CEO at Colliers Jardine India where he ran the India business for ten years. He now runs a boutique advisory in real estate specializing in brokerage, land acquisition and investments.

Akshaya focused on Mortgage Finance, which was also his area of interest.  Covering various topics from being a real estate professional and values associated with him for such a role, being the chairman and CEO at Colliers Jardine India where he ran the India business for ten years. He shared that the the Mortgage Industry in India is one of the biggest divisions in the banking financial services and insurance sector in India. The Mortgage Industry in India was earlier known as the Indian housing finance industry. Now the Mortgage Industry in India is worth of is about US $ 18 billion.
 
At present the market leader in the Mortgage Industry in India is the Housing Development Finance Corporation (HDFC), with the State Bank of India (SBI) following the lead. He also discussed various real life experience allied to how he use to do research and search by travelling to know what is actually going in the market. His motto in the real estate career was “Do not chase for money, chase deals, money will chase you followed by relations in the market”.  He also explained the students his experience on how important is the customer and peer relationships as he has worked with innumerable developers on various areas and cracked many deals and he is well versed with the workings of the real estate companies. The suggestion he wanted to give to students is “Don’t always sit in your office, make sure you also move out and search the market, this will help you in catalyse the real estate career”.

 
Akshaya while addressing students mentioned that during his time he wasn’t that fortunate to have School of learning like SBE and Real Estate market occasionally shows hard times but real estate professionals should continuously fight back. He acknowledged Deepak Parekh, Chairman HDFC and KK Mistry, VC & CEO of HDFC, for have guiding him out with many deals and make real estate market healthier for him. For a deal to be cracked in Real estate, one needs to pull knowledge, experience, hardwork and most important is will power. If one decide, that whatever happens one will make it happen, one will never fail. Make sure one should focus on make sure that one have a never –say-die attitude make sure you have a will to win.
